DRAINAGE SYSTEMS
Water damage is probably the greatest fear most homeowners have next to fire.
Water can silently seep through stone and concrete foundations into basements and cellars damaging walls, floors, furniture and other property.
It brings with it the high levels of moisture that promote and encourage the growth of molds and fungus that deteriorate many materials and can be very unhealthy.
Ground water can suddenly appear for no reason, or after changes have been made to buildings or landscaping projects.
Sump pumps located inside the basement can aid in getting rid of seasonal spring thaw water problems, but constantly wet basement walls and floors indicate a larger problem that can only be solved by draining the water from around the house before it gets in. This is done by installing a perimeter drain below the level of the foundation.

This is a typical water problem for houses that were not constructed properly. The builder had the foundation poured, but failed to coat it with sealer. Water eventually enters through the concrete as well as around the rusting form panel stakes that protrude through the wall.
Here we excavated the foundation below the footing and prepared the concrete for sealing.
Since this particular property was in a fairly level area we installed a concrete manhole with a pump inside. This system will use gravity to collect the ground water from around and under the house and electrically pump it out to our drain in the yard.
We decided to place our manhole where an old abandoned drywell was located. This saved the homeowner from the extra costs of filling it in later, and the time and cost of our digging a new hole for the system.
The bottom of this manhole is located below the floor level in the basement. Any water in the ground that comes near the house will be re-directed and piped downhill into the chamber and pumped out.
We coated the foundation with tar sealer, installed our perforated pipe and covered it with stone.
Any water that gets near this foundation will be stopped by the sealer and directed down to the drain pipe below the basement floor level. Any ground water that may rise and threaten the basement will find an easier way out to our system instead of going into the house.
The backfilling is done, and we will remove the air conditioner stabilizer and grade the area for a final top coat of loam and seed.
